Everything You Need to Know
We've answered every question we've ever been asked. If something's still unclear after reading this, reach out directly — we respond the same day.
Fees & Costs
None whatsoever. No commissions, no closing costs charged to you, no hidden fees. We cover all standard closing costs on our end. The number in your offer is exactly what you receive via wire transfer.
Because our business model doesn't require them. We make our margin through buying and reselling land — not through fees charged to sellers. Charging you fees would just reduce the net you receive, which isn't how we want to operate.
Zero. Requesting an offer, receiving it, reviewing it, and declining it is completely free. We absorb all research and due diligence costs whether the deal closes or not.
The Offer
We analyze recent comparable sales in your area, check zoning and access, review county records, and assess current market conditions. Our offers are data-driven, not formula-based. Two parcels in the same county can have very different values depending on size, access, and zoning.
Our offers are typically below full retail market value — and we're upfront about that. In exchange, you get a guaranteed cash buyer, zero fees, no listing period, no showings, and a close on your timeline. Many sellers find the tradeoff worthwhile. If it's not right for you, there's no pressure.
Usually within 24 hours of your submission, often sooner. For complex parcels or unusual title situations, it may take an extra day. We'll always communicate if we need more time.
Yes. We're straightforward negotiators — if you have information that affects value (recent survey, mineral rights, nearby development), tell us and we'll factor it in. We won't play games, and we ask the same in return.
The Process & Closing
Most properties close in 2–4 weeks. The timeline depends primarily on how quickly title can be cleared and how fast the county processes recordings. If you need to move faster or slower, we work around your schedule.
We do. We work with licensed title companies to handle the entire closing process — title search, deed preparation, escrow, county recording. You'll be sent documents to review and sign, but you don't need to coordinate anything.
Funds are sent via wire transfer on the day of closing. If you prefer a cashier's check or another method, we can accommodate — just let us know when we open escrow.
We purchase directly in most cases. On occasion we work with a trusted buying partner for larger transactions. Either way, the process is identical — one point of contact, one clean cash close, no surprises.
Property & Title Questions
Vacant lots, rural acreage, recreational land, agricultural parcels, timberland, and undeveloped properties across the United States. If you're unsure whether we'd be interested, submit it — we'll tell you quickly.
We deal with title issues regularly. Depending on the type and amount, we can often work around liens or factor resolution into the transaction. Submit your property and we'll assess the situation honestly.
Yes, as long as all parties agree to the sale. We've handled inherited land with multiple heirs many times. We'll walk every party through what's needed and keep communication clear throughout.
We buy land across the United States. Some areas are more active for us than others, but we evaluate every submission on its own merits. Submit your property and we'll let you know within 24 hours.
No. We buy land in all conditions — overgrown, landlocked, without road access. These factors affect value, but they don't disqualify a property. We'll account for everything in our offer.
